Listed below are the items any financial institution will require in order for you to obtain mortgage financing.
Applicant(s) to Provide
- Social Insurance Number
- Date of Birth
- Details on any loans or debts (Institution Name/Car Loans/Credit Cards, etc)
- Verification of Down payment (Copies of Passbooks, GIC’s, RRSP, etc)
- Application/Appraisal Fee(s)
- Proof of Fire Insurance (Lawyer verifies on closing)
- Verification of Employment (Letter from employer identifying position, gross income, & years of service AND if self employed, 3 years financial statements & tax returns)
and if applicable...
- Gift Letter
- Verification of Bankruptcy Discharge
- Copy of Divorce/Separation Agreement
Real Estate Agent to Provide
- Copy of Offer to Purchase
- Copy of Property Listing (Floor Plan if Purchasing a New Home)
- Copy of Survey
- Rural Properties- Copy of Well & Septic Certificates
